What states do you cover?

We are licensed in Massachusetts and New Hampshire.  This means we provide legal counsel for properties, businesses, and transactions in these two states.

Where are you located?

We have an office and meeting space in Newburyport, Massachusetts.  However, we typically conduct our meetings virtually while traveling throughout Massachusetts and New Hampshire for closings and events.

Which clients are a good fit for you?

We’ve thought through every part of the process to provide you with the best experience.  You deserve to feel informed and confident throughout your experience with us.

To make that happen, we combine a smart use a technology with thoughtful client service.  To really enjoy this, our ideal clients are comfortable using basic tech tools such as email, Zoom meetings, and our online client portal.

Real Estate Transactions

What kinds of real estate transactions do you service?
Is membership required for real estate transactions?

No.  We’ve provided real estate closing services for twelve years, and it’s the one service area not reserved for our STR counsel members.

However, we do offer a 20% discount on closing services to our STR counsel members (excluding the cost of title insurance and third-party expenses).

How much do you charge for real estate transactions?
Do you do closings for my lender?

We’ve successfully partnered with many local and national lenders.  Please ask us whether we already work with your lender or whether they’d be a new relationship for us.

How do we get started on a real estate transaction?

You can set up an intro call to discuss your transaction.

Short-Term Rental Counsel

Why would an STR owner or co-host need legal counsel?
Why do you use a membership model for STR counsel?
How does the membership model work, and what does it cost?

Our STR general counsel membership costs $500 for the first month (discounted to $375 through December 31, 2024) and $125 for each month thereafter.  The initial month includes the onboarding process, the drafting of some core contracts for your business, and a comprehensive consultation to discuss your properties, business, concerns, and goals.

How does the onboarding process work?

After our initial introductory call, you will be given instructions on how to arrange the comprehensive onboarding consultation.  At that meeting, we’ll take a deep dive into your properties, business, concerns, and goals.  Together, we’ll identify any initial projects that should be completed.

The first month’s fee will be collected when scheduling the onboarding meeting, and membership begins once the meeting is completed.

How does a member arrange an attorney meeting?

All members are provided instructions to schedule virtual meetings with our attorney.  For emergencies and especially time-sensitive issues, additional instructions are provided.

Can we hire you for a project without becoming a member?

No.  We’re here to be comprehensive and proactive legal counsel for our STR owners and co-hosts.  For this reason, we provide our STR services exclusively to our members.

What’s your termination policy?

General counsel services may be terminated with five days’ notice before your monthly billing date.  There is no commitment.  Once a membership has lapsed or been terminated, a new formal onboarding would be required to restore membership.

Are you available right away for an emergency?

All of our members will be provided instructions on how to get in touch with us for exceptionally time-sensitive issues.

If you’re not yet a member, please allow for some time if you’re coming to us with a pressing issue or emergency. We provide STR counsel services exclusively to our members.  This means that all of our clients must first complete the onboarding process before we start any projects.
